    39671 BAYBERRY DUNES
    Oceanfront Estate
     

    Located within a gated oceanfront community, Bayberry Dunes needed to standout considering its high price point and unique location. At the time the property sold, it was the highest sale in its marketplace in nearly 4 years. For this property, we needed to tell the home’s story to attract media attention and to educate buyers about the home's outstanding architecture and breathtaking views. A strategic media plan was created that guided all marketing efforts. Our approach extended to the local, regional and international markets.

    Multiple photographers were used and aerial photos played an important role in displaying the homes proximity within the community and to the beach. A conceptual property video was created to showcase the home's Hamptons-style architecture, southern plantation-inspired interior and extraordinary oceanfront views. Per the modified floor plan, prospective buyers could envision an expanded en-suite bedroom design.

    It was essential that all marketing efforts worked jointly in delivering a consistent marketing message across print, online and mobile platforms. Our online marketing efforts expanded to over 40 countries and generated more than 20,000 property views. Our partnership with Sotheby's International Realty allowed participation in over 600 million impressions through innovative programs and relationships with iconic international brands. Careful tracking of the many media outlets promoting the property allowed us to see which ads and social media efforts drove the most clicks, views, and inquiries.

    The print strategy included features in Robb Report Home & Style, prominent placements in Costal Collection magazine and consistent placements in the Cape Gazette and Coastal Point newspapers. A targeted email campaign was generated to our database of over 10,000 prospective affluent buyers, local brokers, and agents throughout the Delaware coastal markets. The property was also included in multiple Open House Tour events advertised on NPR that drew additional buyer interest by showcasing local artists' work. A customized direct mail campaign was created to bolster buyer interest in targeted areas. Notable features communicated across all media platforms included the properties spacious floor plan, multiple decks, elevator, private beach, gated community and corner extended lot.

    39817 BRIXTON COURT
    North Bethany

    This impressive beach home is located in an oceanfront community offering a pool, tennis court and private community beach lifeguards. For this property, we needed to educate prospective buyers about the location and impressive beach home design. The home is within a sought-after community and is steps away from a private beach. A comprehensive media plan was created that supported all marketing efforts and extended to the local, regional and international markets. A conceptual property video was developed that highlighted the beach lifestyle in contrast to the hectic city lifestyle, where a high percentage of prospective buyers are located.

    Our marketing efforts delivered a consistent marketing message across print, online and social platforms. Notable features communicated included the spacious floor plan, location situated on a large corner lot one lot back from the ocean, four separate decks and a recently remodeled kitchen. The photography needed to showcase the architecture, oceanfront views and community amenities.

    Our online marketing efforts expanded to over 36 countries and our partnership with Sotheby's International Realty allowed online property view from over 120 sites through innovative programs and relationships with numerous international brands. We tracked the many media outlets promoting the property allowing us to see which ads drove the most clicks, views, and inquiries.

    Rehoboth Beach

    24 Eleanor Lee Lane's location within close proximity to downtown Rehoboth Beach needed to be clearly communicated to prospective buyers not familiar with the location. With an eye for detail, the tastefully designed home features many upgrades inspired by a Key West design. A strategic marketing plan was created to educate buyers about the homes location and unique home design. The marketing extended to the local, regional and international markets. A conceptual property video was created with the intent of generating a viral video that created online social buzz to generate more online views and ultimately buyer showings.

    Our marketing delivering a consistent marketing message across all print, online and mobile platforms. Our online marketing expanded to over 30 countries and generated more than 12,000 property views. Our partnership with Sotheby's International Realty allowed participation in millions of impressions through innovative programs and international relationships. Careful tracking of the many media outlets promoting the property allowed us to see which ads drove the most clicks, views, and inquiries.

    29324 Kelly Lane is within the gated oceanfront community of Breakwater Beach in North Bethany. The community offers residents a private and secluded beach with no seasonal crowds. Furthermore, the natural ocean dune is healthy due to an offshore sand bar. The property marketing has been crafted to attract media attention and educate buyers about the homes outstanding location, breathtaking views and thoughtfully designed inverted floor plan layout. The home also offers rear bay views, a unique feature for a home located one lot off the ocean.

    A comprehensive media plan was created that has guided all marketing efforts. Our marketing has extended to the local, regional and international markets. In addition, serving as a member of a Zoning Hearing Board for over four years has given Henry valuable insight into land use ordinances and variance request procedures associated with property right issues.
